What is FOIR?
FOIR stands for Fixed Obligation to Income Ratio. It is the primary metric banks use to determine your loan eligibility. It calculates what percentage of your net monthly income is already consumed by fixed obligations (like existing EMIs or rent).
As a general underwriting rule in India:
- Salaries under ₹30,000: Max FOIR is ~40%.
- Salaries ₹30,000 - ₹1,50,000: Max FOIR is ~50%.
- Salaries over ₹1,50,000: Max FOIR is ~60% (Banks assume higher discretionary income).
